The house is a modern T2 frame structure with a total area of 42 m², designed in a rustic style. The living space is divided into two spacious bedrooms, a bathroom, and a combined kitchen-living room. Large panoramic windows in the living room and bedrooms create a sense of airiness and visually expand the space, filling the house with natural light.

The house's exterior is designed in a rustic style: light walls and clean lines emphasize the minimalist aesthetic. A spacious terrace serves as an extension of the living space, perfect for creating a seating area with soft furnishings and enjoying the surrounding landscape. A stone foundation lends stability to the house and emphasizes the natural character of the architecture.
Merra is built like a small village. Swim in the pool, read in the shade, watch a movie outside at night, cook together, or simply do nothing. Everything is close. Nothing feels crowded.

Location

The plot is located near the town of São Bartolomeu de Messines, has an area of 14,000 m2 and direct access to the road. São Bartolomeu de Messines is located in the green hills of the eastern Algarve, approximately 45 km from Faro Airport, which is usually about a half-hour drive. From here, it is easy to reach the nearest beaches on the coast, Praia da Rocha and Praia da Balaia, which are about a 25-35 minute drive to the sea. São Bartolomeu de Messines is a picturesque and authentic town in the central Algarve, known for its peaceful atmosphere and rich cultural history. Its narrow streets, whitewashed houses and traditional architecture reflect the true character of the inland Algarve, which has retained its identity away from mass tourism.

The region is also famous for its wine production: the surroundings of São Bartolomeu de Messines are covered with vineyards producing both traditional Portuguese varieties and high-quality modern blends. Local wineries offer tastings and tours, allowing guests to learn about the region's production methods and flavours. The atmosphere is complemented by gastronomic traditions — small family restaurants and farms that use only fresh produce and classic Algarve recipes. All this makes Messines a special place that combines culture, nature, gastronomy and unique rural charm.

Why Algarve?

Algarve is Portugal’s most established tourism region, combining international demand, long seasons and stable pricing. For small, experience-driven resorts, it offers a rare mix of high occupancy, premium rates and lower operational risk compared to large coastal hotels.
  • Strong year-round demand

Over a quarter of all overnight stays in Portugal happen in Algarve, with visitors from the UK, Germany, the Netherlands and the US. Mild winters and shoulder seasons support longer operating periods and more consistent occupancy.
  • Favorable economics for boutique resorts

Limited supply of low-density nature retreats allows higher ADRs, longer stays and lower competition, creating healthier margins and more predictable cash flow for small-scale projects.
